HRE is targeting a total annualised return of +12% over a five year investment period consisting of an annual dividend return of 6% to 8% distributed bi-annually and annual capital growth of +6% over the holding period. These returns will be generated by a carefully selected portfolio of well located risk-mitigated, high-quality office and/or industrial properties across the UK, let to investment-grade tenants with identified asset management opportunities.
HRE has identified a post-Brexit pricing dislocation across the UK office and industrial sectors in key regional markets which is driven by a number of macroeconomic factors. This market dynamic has created a window of opportunity to acquire a well-diversified portfolio of high-quality properties in well-established regional locations at a discount to long-term fundamental value. HRE is an active asset manager, seeking to maximise distributable income and capital value through lease renegotiations, re-letting, dilapidation claims and repositioning under-let/under-utilised properties through refurbishment in locations with proven occupational demand. In addition, HRE enhances total returns through well-structured financing solutions and claiming capital allowances.
